Project Planning
After initially meeting with Ven Consulting to determine the current state of design, we put together a step-by-step process showing the different steps and requirements needed to prepare for construction of your custom home.
Architect Selection
The choosing of the Architect and Engineers to design a project is an extremely important decision. We will work with you and help find the right architect needed for your idea and plans of your home.
Ven Consulting works together with the Owner and the Architect to complete the Architectural plans, as well as verifying the correct Engineering persons needed during the design and buildout phases.
Design Assistance
Ven Consulting works with the Architect during the design phase to help determine and verify your "wants" and "requests" are being applied to plans with consideration of materials, budgets, and execution of the idea.
Budgetary Accountability
We work with the Architect to ensure the decisions being made during the design of the architectural plans are with consideration of our budgets, materials and timelines.
Project Estimate
Ven Consulting will provide a completed Project Bid Book & Bid Spreadsheet. This will be a complete estimate of the build of the Clients home based off the plans created and provided. These bid documents will be used to help determine and verify a General Contractors pricing.
Value Engineering
Ven Consulting will work together with the Owner and Architect going through a 6-step Value Engineering process. This in-depth process includes (1) Gathering Data and Information, (2) Function Analysis, (3) Creative Implementation, (4) Evaluation of Potential Solutions, (5) Fiscal Awareness & Cost Analysis, and (6) Action & Development. This strategic approach will maximize resources without compromising quality, and will empower project owners to make informed decisions.
Interior Design
We will assist the Owner and/or work hand-in-hand with the hired Interior Designer to assure proper selections are being made during their design work, while maintaining fiscal awareness of the budgetary line items.
Ven Consulting will direct and assist the client through the tedious process of obtaining the correct Building Permits for their project. We will do a complete review of plans to verify the necessary permits required by that specific city/county. We work directly with the architect/designer for any additions and/or corrections required on the plans needed for the submittal and resubmittal processes till correct permits are obtained.
General Contractor
Ven Consulting will work with you vetting and selecting a General Contractor. We will provide professional insight and review of the GC's proposals, verifying GC costs, & verifying the ROC requirements are completed and current.
Owner Representation
Ven Consulting will represent the Owner for any and all situations where an Owner would be deemed necessary (Architect, Engineers, Designers, General Contractor's etc). This includes on-site and in-person meetings as well as phone conference calls.
Conclusion Of Design & Pre-Construction
Completion of the Design and Pre-Construction phase, plans are complete, and a General Contractor has been selected and signed.
