Contract Review
Ven Consulting will do a full review of the contract signed between the client and the general contractor. To start this will give us the complete knowledge of the type of contract and details agreed upon (ex. Cost-Plus Contract). We then confirm the scopes of work specified, the draw procedures & money transactions explained, GC percentages, change order procedures, and any "red-flag's" or other specific items that need to be addressed. Completing the contract review and the obtaining the information it provides, will ensure that Ven Consulting is representing the Owner to its fullest extent, while holding the builders accountable for what was signed and agreed upon during the Pre-Construction stage.
Sub Contractor Verification
As the project moves forward, and different sub-contractors are signed by the General Contractor, Ven Consulting will request and receive the information from the building contractor. Ven Consulting will verify the subcontractor being used and confirm their contracting license (ROC #) is valid. We will perform a scope review of the proposal to ensure the materials and scope is per the plans provided. We will also confirm that the sub-contractors that are being used on the project are providing the necessary warranties and durations that were agreed upon in the Contract.
Collecting Lien Waivers for owners from General Contractors that the sub contractors & vendors have been paid. Each Draw collected from Owners, we will request the copies of the Waivers the General Contractor receives from their sub contractors on invoices paid.
Project Draws (Bank/Owner)
We will help you verify the Draw Request from the General Contractor. A personal inspection will be done for the completed scopes to verify all costs being requested from General Contractor. Prior to the Owners approval of a Draw from the General Contractor, Ven Consulting will verify all line items being billed on draw.
Construction Schedule Accountability
Monitor and verify the general contractor's scheduling and project management to help achieve the milestones of your project.
Ven Consulting will conduct Jobsite Visits and maintain communication with General Contractor to ensure specific Sub Contractors have been signed, orders have been placed, and jobsite progression is occurring per Construction Schedules.
Quality Control
We evaluate the quality of construction, communicate with the General Contractor about any issues and solutions that ensure fiscally responsible decisions are being made
Ven Consulting will conduct Jobsite Visits to visually inspect the work being done on project, verify that specced materials are being installed, & to discuss change orders and their solutions.
Inspections Confirmation
Ven Consulting will ensure that City Inspections are properly scheduled, and confirming with the General Contractor when inspections take place and that they have been passed during the course of the project.
Progress Reports
Ven Consulting will conduct jobsite visits to meet directly with the General Contractor and subcontractors to capture Pictures & Videos to create detailed Progress Reports during the different stages of your project. These reports are then shared and discussed with you to maintain on-going awareness of where the progress of your project is at exactly.
Owner Representation
Ven Consulting will represent the owner in different occasions deemed necessary during the construction and build of your project. Occasions such as meetings with the General Contractor, Sub Contractors, and other miscellaneous occasions where Project decisions are made.
Project Conclusion
We assure Project Completeness until Certificate of Occupancy is achieved. Once completed you will be provided an "Electric Binder" of all project information collected during the build.
