Design & Budget

Being involved in the early architectural stage can have a big impact on the cost of your custom home build. The design of the project is often the Owner’s top priority. A Consultant can help ensure that the Architect is incorporating the Owner’s wants and desires when creating the design, while also keeping an eye out for the budget set to make sure there are no surprises when it comes time to request General Contractor pricing.

Project Estimate

Once the Architectural & Engineering plan pages have been completed, you will be able to get a full bid estimate on the build of your home. A Consultant will be able to provide a full bid spreadsheet with a breakdown of budgetary costs per line item. This will also come with an electronic “Bid Book” showing 15-20 proposals from Subcontractors, backing the major line items on your project. If a Designer was hired, the Consultant will work with the Designer to determine the specific selections made, and price out those selections accordingly. These bid estimate numbers can be used to shop General Contractor’s and compare GC pricing.

General Contractor Selection

Choosing a General Contractor is one of, if not the most important decision an Owner will make during the course of their project. This decision should not come lightly, as the pricing, the quality, and the reputation of the General Contractor are all major factors when doing your final selection. A Consultant can not only recommend reputable Contractors, but can also help verify and negotiate final pricing. A Consultant will help represent the Owner in contract negotiations, and review the contract for any discrepancies and/or hidden clauses. A Consultant will work diligently with the Owner till a final contract is signed with a General Contractor.
