We represent and assist you to determine pre-design conceptualization, budgetary numbers, and overall preparation for the build and construction of your future new home, remodeling project or addition.

Initial Consultation and Pre-Construction Questionnaire Completed
Review and Analyze pre-construction budgets with Customer to determine building costs goals
Review the projects Plans and Specifications, then create "Game Plan" with anticipated timelines for the projects estimate and GC selection processes
Create and Prep Project's Electronic Folder System (organization of project info/documents collected during pre-construction phase)

Obtain final Architectural Plans and Engineered Plans from the Customer and/or Architect
Completed Scope Review of Plans and Specification

Create VEN Bid Spreadsheet / Maintenance & Updates throughout bidding process
Request & Obtain Sub-contractor proposals
Communicate and resolve all clarifications needed on Plans with the Owner, Sub-contractors, Engineers, and Architect.
Create VEN Bid Book (Electronic Folder System with estimates backing per line item) / Maintenance & Updates throughout bidding process
Determine potential GC Fees and Building costs on project
Blue Beam break-out of materials on specific scopes.
Analyze plans to determine potential Change Orders in estimating process, prep for review with Contractor
Value Engineering
Ven Consulting will work together with the Owner and Architect going through a 6-step Value Engineering process. This in-depth process includes (1) Gathering Data and Information, (2) Function Analysis, (3) Creative Implementation, (4) Evaluation of Potential Solutions, (5) Fiscal Awareness & Cost Analysis, and (6) Action & Development.
This strategic approach will maximize resources without compromising quality, and will empower project owners to make informed decisions.
General Contractor
Provide and Introduce preferred General Contractors to client
Research and vet each General Contractor (Contractor License, ROC requirements, previous projects, etc)
Request and Obtain bid estimates from General Contractors on the future project
Review and Analyze every estimate received from contractors, check for discrepancies, verify specific numbers in question
Review and verify final construction contract prior to signing with a builder. Checking for red flags and adding/removing clauses deemed necessary
Attend meetings with Client and General Contractors till GC selection is made, and contract signed
Conclusion Of Design & Pre-Construction
Project Documents and Information - all documents collected and created for project during pre-construction phase
Project Bid Book - Electronic Folder System with all proposals, estimates, and takeoffs used to price out the building costs of the project
