Especially, if you are not familiar with Construction, there are often clauses in a construction contract which can either benefit or harm the homeowner. A Consultant will be able to review and specify any clauses in which should be discussed and/or addressed. This also includes verifying the Sub Contractors contracts, their scope of work, and the warranties handed out.

Money Draws & Lien Waivers

As the Owner, you will be required to supplement the funds for your project to the General Contractor as deemed necessary per your signed contract. These draws can and usually happen on a monthly basis, and will vary in the amounts based on the “Scope of Work” that’s been completed. The owner will also find draw requests from a General Contractor that include monies that are put in for “deposits” with specific sub contractors. A Consultant will conduct field site visits for verification of the work completed pertaining to the draw. Also, a Consultant will work with the General Contractor to review the proposals & deposits required to subs and will collect Lien Waivers from the Sub Contractors & Vendors paid per draw. Hiring a Consultant, the Owner can have the peace of mind that the draw request provided by the General Contractor has been reviewed and is the correct amount that should be paid during that period.

Progress Reports / Inspections Confirmation

Receiving up to date and real progress reports of your custom home build is something every Owner wants to see. A consultant will conduct weekly and/or bi-weekly jobsite visits to document photos and progress. A consultant will confirm with the General Contractor that the required City and Engineering Inspections are performed and passed. The owner is provided Progress Reports with information such as progress updates, delays, potential change orders, photos/videos, etc. The provided progress reports will help the Owner feel that they are getting the most honest and true information about the construction & build of their project.
